The property must transfer completed without defects or liens or the Title Agent can hold back funds from the contractor. With a New Construction Inspection, the contractor has the incentive to make all repairs to your satisfaction before closing. You’ll have a positive new home experience with a thorough pre-closing inspection. After closing all defects are added to a long warranty request list at a direct cost to the contractor. There is little incentive for a speedy repair after closing.
