If you’re building a new home or commercial building, don’t assume “NEW” is a guarantee of “PERFECTION”.  There are more untested systems in the new property than any other.

There is a big difference between a pre-closing defect repair and a post-closing warranty request. All the items on the pre-closing defect repair list are corrected BEFORE closing. The property must transfer completed without defects or liens or the Title Agent can hold back funds from the contractor. With a New Construction Inspection, the contractor has the incentive to make all repairs to your satisfaction before closing.  You’ll have a positive new home experience with a thorough pre-closing inspection.  After closing all defects are added to a long warranty request list at a direct cost to the contractor. There is little incentive for a speedy repair after closing.
